
Associate, Commercial Real Estate
Triple M Investments, a real estate investment firm located in Los Angeles is seeking an associate that will support the entire lifecycle of commercial real estate investments, working directly with the firm partners on sourcing and underwriting new investment opportunities, conducting market research, executing financing and acquisition transactions, executing investment strategies, and engaging in asset management. This role provides exposure to every aspect of the business, with significant long-term growth opportunities.
Key Responsibilities:
- Deal sourcing: Work with brokers, mortgage brokers, and other groups to source opportunities.
- Acquisitions & Investment Analysis: Lead the underwriting process for potential multifamily acquisitions, including financial modeling, market research, and investment committee presentations. Prepare detailed investment memorandums, financial projections, and sensitivity analyses.
- Market Research & Due Diligence: Conduct in-depth market research and analysis of multifamily markets to identify trends, rental growth, supply/demand dynamics, and emerging investment opportunities. Assist in due diligence for potential acquisitions, including property inspections, lease audits, and financial review.
- Financial Modeling & Reporting: Build and update financial models to support acquisitions, refinancing, or dispositions of multifamily assets. Prepare and review recurring performance reporting.
- Deal Structuring & Documentation: Assist in structuring and negotiating terms of acquisition deals, including property purchase agreements, joint venture agreements, and debt term sheets.
- Asset Management Support: Help manage the performance of existing assets by analyzing financial performance, operating expenses, and value-add opportunities. Assist in the development of business plans to optimize property performance and value.
- Investor Relations: Support the preparation of investor updates, quarterly reports, and presentations. Communicate with investors regarding the status of assets, market conditions, and strategic decisions.
- Transaction Execution & Closing: Provide support throughout the acquisition, refinance, and sale process, coordinating timelines and requirements with brokers, legal teams, and 3rd party groups.
Qualifications:
- 3-5 years of experience in commercial real estate, preferably with acquisitions.
- Strong proficiency in financial modeling, including pro forma analysis, IRR, NPV, and cash-on-cash returns. Advanced skills in Excel and financial software (e.g., Argus, CoStar).
- In-depth knowledge of commercial real estate investment metrics, such as cap rates, debt service coverage ratios, and operating expense ratios.
- Proven ability to conduct thorough due diligence and market research for commercial real estate assets.
- Excellent written and verbal communication skills, with experience preparing investor-facing presentations and reports.
- Strong organizational and project management skills with the ability to manage multiple tasks and deadlines.
- Bachelor’s degree in Real Estate, Finance, Business, Economics, or a related field.
